Pets are allowed at 313 Irish Lane under the following terms and conditions:

  1. Approval and Types of Pets
    • All pets must be approved in writing by the landlord before move‑in or before bringing a new pet into the home.
    • Maximum of two (2) pets per household.
    • Dogs and cats only, unless otherwise approved in writing by the landlord.
    • No aggressive or dangerous breeds, as determined by the landlord and the property’s insurance carrier, are permitted as regular pets.
  2. Health, Training, and Care
    • All pets must be spayed or neutered, current on vaccinations, and on flea/tick prevention as recommended by a licensed veterinarian.
    • Tenant must provide proof of vaccinations and spay/neuter upon request.
    • Pets must be house‑trained and not create persistent odors, stains, or unsanitary conditions inside or outside the home.
  3. Control, Noise, and Behavior
    • Pets must be kept under control at all times and may not be left unattended outdoors.
    • Pets must be leashed when outside the home, even in the fenced yard, unless otherwise agreed in writing.
    • Excessive barking, aggressive behavior, chasing, or intimidation of neighbors, guests, or other animals is not permitted.
    • The landlord may require removal of any pet that causes repeated disturbances or safety concerns.
  4. Cleanliness and Property Maintenance
    • Tenant is responsible for immediate cleanup and proper disposal of pet waste in the yard and any common or neighboring areas.
    • Tenant must prevent damage to flooring, doors, walls, blinds, landscaping, fencing, and any other part of the property caused by pets.
    • Any odors, stains, fleas, or damage caused by pets must be professionally remedied at tenant’s expense.
  5. Fees, Deposits, and Pet Rent
    • A non‑refundable pet fee and/or monthly pet rent may be charged for each approved pet, as stated in the lease or pet addendum.
    • Any refundable pet deposit, if charged, will be subject to applicable state limits on total deposits and may be used toward pet‑related damages, cleaning, or other lease charges as allowed by law.
    • Pet fees and pet rent do not apply to verified service animals or emotional support animals that are approved as a reasonable accommodation.
  6. Liability and Damage
    • Tenant assumes full responsibility and liability for any damage, injury, or loss caused by their pets, including to the property, other residents, guests, or third parties.
    • Tenant agrees to reimburse the landlord for all costs of repair, cleaning, pest treatment, or replacement related to pet damage, which may exceed any deposit on file.
  7. Visiting or Unauthorized Pets
    • Visiting, temporary, or unapproved pets are not allowed on the property without the landlord’s prior written consent.
    • The presence of any unapproved pet will be considered a lease violation and may result in additional fees or termination of pet permission and/or tenancy.
  8. Service Animals and Emotional Support Animals (ESAs)
    • Service animals and emotional support animals are not considered pets. They are permitted in accordance with the Fair Housing Act and other applicable laws.
    • No pet fees, pet deposits, or pet rent will be charged for a properly documented service animal or ESA approved as a reasonable accommodation.
    • Tenants with service animals or ESAs must still ensure that the animal is under control, does not pose a direct threat to the health or safety of others, and does not cause undue damage.
    • Tenant remains responsible for any actual damage caused by a service animal or ESA.
  9. Enforcement and Remedies
    • Failure to comply with this pet policy is a material violation of the lease.
    • The landlord may issue written warnings, assess reasonable fees as permitted by the lease, require permanent removal of the pet, or pursue termination of the lease if violations are not corrected.
